Ah, so we go to Sainsburys because they have MONEY, an amazing hypothesis. Sainsburys have been very good for local employment, specifically giving employment all the year round, I know two people in Dawlish who were always out of work in Winter but did several jobs during the Summer. I think most people overlook the obvious reason why 'builders' build houses. To make a profit. If you put x amount of money in the bank and take it out a year later, how much do you have. Not as much as spending x amount building a house then selling it a year later. What's the chance of a builder selling a house for less than he built it for?
