Don't forget - today - Thursday 21st Feb. Bovis and Cavanna Homes are doing pre-planning presentation at Gatehouse Primary School re proposals to develop a site south of Secmaton Lane.

cant see the problem building houses there Dawlish needs new homes where elso do you suggest they go,

Okay. before I go any further let's get one thing clear - I am not against housebuilding in Dawlish. In fact quite the reverse.That doesn't mean however that I'd let anything and everything go through on the nod.

So...my thoughts on the Gatehouse/Secmaton Lane proposals are;

1. I hope that within this residential area will be accommodation affordable to all. By which I mean accommodation owned by Housing Associations some of which would be purely for rental and some of which would be shared ownership. Both will help those at the bottom end of the income ladder have a home here in Dawlish.

2. With new houses come families and with families, by definition, children. Gatehouse Primary is bang on top of this proposed new developement. Whilst I understand it has places at the moment this could easily not be the case with the influx of families in such close proximity. Therefore, is there room for Gatehouse Primary to expand? It doesn't look like it from the plans as it seems the land immediately adjacent to the school will have houses built on it.

3. As for Gatehouse Primary School so perhaps for Dawlish Community College? Where/how will it expand to take the extra numbers?

4. Has any independent survey been done re the impact on wildlife that presently uses this land as their home. Someone said that there are badger setts there.

5. I suspect that this is only just the beginning of residential developement in that area.

6. What will the town, as a whole, get out of this development? The developers were talking of making this development bike & pedestrian friendly and linking a bike path onto the one going along Exeter Road. Fine. But why not do a little more than that?

7. I believe DAY need money for the Youth/Community Centre at Sandy Lane. I feel sure they would appreciate some financial
help.

8. Those are my immediate thoughts but I feel sure more will come to me.

Agree with everything you say . If the affordable housing is for local people as it should be & as it is in other parts of the country. We do have a growing indigenous population & problems with schools etc will have to be tackled with or without new housing and you never know the reat may be second or holiday homes!
