Land south of Secmaton Lane

I received in the post today a card from Consensus stakeholder Consultation. They have been asked by Bovis Homes and Cavanna Homes to cary out pre-application consultation on proposals for the development of the site south of Secmation lane for residential use. The community can view the emerging plans before they are submitted as a planning application to TDC, TDC will also carry out its own statutory consultation one a planning application has been submitted. The plans can be viewed at Gatehouse Primary School on Thursday 21st February 2008 from 2.30pm to 8.00pm.

What land exactly are they talking about? James Plantation/Old Pig Farm/Gatehouse Cottages area? Or what?

The only details I have are what was on the postcard which I have put on my first post. We may have to wait until 21st Feb to find out exactly what is planned and where, I will keep you informed if I find anything more out.

Homes have got to be built somewhere for the growing population, not talking about so called incomers (what a horribe expression)but the kids of the homegrown population. Better having homes in nice surroundings than an Eastern style building in the middle of nowhere.Those who will oppose it are those who will worry the worth of their property goes down

It's going to be approx 400 homes! Looks like we will need both Tesco and Sainsbury after all!!

Searching the web and found extract from a Core strategy document, looks like it relates to this post:


Whilst the Northern Extension accounts for only about 20% of the total
housing provision we consider that due to the Councils poor track record in
delivering housing sites that, additional greenfield land within the Area
Settlements such as Dawlish should be released immediately. Cavanna
Homes and Bovis Homes control land at Secmaton Lane, Dawlish. The Local
Planning Authority have previously identified this land for residentialpurposes in the Teignbridge District Local Plan First Revision. The land is
capable of accommodating some 400 dwellings. It is available with no
constraints to it coming forward and is controlled by experienced developers.
We would urge that sites such as this are identified for early release. It is only
if this strategy is adopted that there is any chance that the housing needs in the
District will be met within the period of the Core Strategy

Just as long as they build affordable housing for locals along with the more expensive ones which of course they will build I cant see a problem I know so many people in their 20s that have left the area because of lack of affordable housing

Yes, it will be very interesting to see what 'mix' the proposed development takes in terms of social/affordable/private housing.

Road system in and out of development might be interesting as well .......!

New housing development and 2 new supermarkets. Maybe Dawlish will become part of the 21st century. Excellent.

Hopefully only ONE new supermarket. I will fight tooth and nail to prevent Tesco building on Sandy Lane Playing Fields - as, I suspect, will a lot of other townsfolk.

No. I haven't. But Tescos, Sainsbury's, whoever are offering to improve the Town for us. People in Dawlish will be able to get in the car, drive to the new shop(s), park easily, buy cheaply and know that they will be open at convenient times.

The shops would -

be open long hours.
have car parks.
have a great range of products.
have cheap prices.
employ many local people.
tidy up run down areas.
reduce pollution as we wouldn't have to drive so far.

I hope they build a McDonald's, KTC and Pizza hut too. We could do with some decent healthy food in town. Do you agree 007?

What's that got to do with anything. You can buy lots of healthy food from supermarkets. I am being objective here. Why are YOU against the developments?

I think you've got me all wrong 007. I'm totally for all the developments and can't wait to get Sainsbury and Tesco to Dawlish, I just think it would be nice to also have some fast food places to save having to go all the way into Exeter or Newton Abbot for a Big Mac!

Has anyone thought for one moment where the road will go to and from the proposed development.
Think back to last year when the road up sandy lane leading to the leisure centre was being monitored to asses the volume of traffic.
It doesn't take a genius to work out where the road is going.
Another point which needs considering is the houses which are going to be built in the Treston Court/House area. Where will all these people shop?
For all those people who are against a supermarket think again.

As it happens I agree with Ziggy that one of the 'new' roads to/from the new houses will probably be Sandy Lane. Think about it....all that needs happen is that what is still a lane leading into the woods/old pig farm area becomes a fully made up road forming an extension of Sandy Lane. I wonder if those who live in Kingsdown Crescent and whose gardens back onto that lane have any idea, at the moment, that their peace and quiet is to be shattered.

I suspect another way to/from the new houses will be via Carhaix Way.

And another, a widened Secmaton Lane.

Ziggy - Whilst I am open minded as to the merits or not of a large supermarket in Dawlish it is to the building of one on Sandy Lane Playing Fields that I am passionately opposed.

I think it is a good idea to have more affordable housing in dawlish myself and my husband both work full time but are still unable to rent privately as we cant afford it so we are living with family.We have been on the housing lists for 9 years but have been told that there is no housing.We NEED more housing in dawlish.

There are many many people like yourselves.A lot of those who oppose new housing especially Affordable Housing are worried their propertys value will go down
