Dawlish Discussion

Okay, okay, I know what we would like to have built will probably count for diddlysquat but......I see no harm in the developers being told what we would wish to have built rather than us being on the receiving end of whatever makes them the most money/they have to provide via planning regs and policies etc.

How about some large detached luxary £1-million plus, affordable houses for people that may just bring something positive to the area like employment

Truly affordable that the youngsters can afford that are built to a reasonable size , bungalows and a range of 2 3 and 4 bedroom houses with proper gardens and somewhere to put the bins that is not in a block 50 yards away from the property.  Oh and off street parking for more than one car.

I don't care as long as it's not my back yard (Or Ken's or Barbara's). 

How about homes that allow a certain independance from the utilities i.e. solar panels/mini wind power with battery back ups.....not selling back to the grid and then having to buy back at over inflated prices, Rainwater and waste water recycling, gardens big enough to grow vegetables etc.

For developments over a certain size to have their own self contained sewerage systems that can store and feed to main sewers at a controlled rate. Car parking area's away from the actual properties ( not miles away, but at the end of a row of houses) and garages you can actually put the average sized cars in.

Houses not built so densley you are overseen from ever window and area area of your gardens.

Had another developer mailshot delivered to me yesterday (just where do they get my name and address from eh?). 

This one is about a retirement development in Paignton. Prices are from £185,000 to £485,00

Note to any developers 'out there' - yes you are quite right we are looking to move sometime in the not too distant future. But this is what we would like. 

We would like at least a three bed house/chalet bungalow with two of the bedrooms on the ground floor plus a ground floor bathrom. One or two bedrooms upstairs again with bathroom or shower facilities.

A not too large back garden (facing south-west and not overlooked), off road parking and a garage.

On the flat, centrally located and near all facilities.

Any developers able to oblige just let me know.

Then how about you go down the "self build" route?

Sorry, you didn't state that they were part of your specifications. Self builds are unlikely to be available in centrally located plots of any town.  That said, neither are new builds, so you're asking for the impossible as the Ken's of this world wouldn't want new builds in or near to them. 

I thought 'Dawlish based' was implied by the subject heading of this thread. 

Never mind whether things are possible or not (for the time being at any rate). This thread is about a wish list. 

Look at my very first posting. 

There has to be 5% self/custom build on all sites within Teignbridge.  There are very few flat areas in Dawlish, so the alternative would be a bungalow on top of a garage/entrance.  Steps to the front door with a path leading around the back.  Basically a flat over a basement garage.  This would give you a shallow incline to access the back door and a slope down to the garage beneath.   Since this type of dwelling has a reduced footprint it is a compromise that is more attractive to builders.  You occasionally see these in Teignmouth and Dawlish up for sale.

Sorry LN, but developers aren't going to build developments in or near the town centre and its facilities because there's no land there. And for the record, your thread title doesn't at all imply that the wish list must include the provision that the dream house is in or near the town centre of Dawlish. 

Oh I've just seen that you've edited your first post of today to include "centrally located and near facilities" in your specification. A tad naughty. 

@Morty Vicker when have i said that i do not want houses built near me, what i want is for the right type of houses built with connections to infrastructure that is fit for purpose and following the original teignbridge local plan from a link road that is built first in order to stop heavy construction traffic driving through residential estates and past schools or down single track lanes.

I guess single track lanes is a reference to Secmaton Lane Ken's favourite subject, since if he can allude to it he always does, ever since the original post on 9th September 2015.

As for the traffic on Secmaton Lane, it appears that since the kind residents in the lower lane have chained their drives, those in the upper part are using Little Week Lane so I was told.  I also found out that whilst Hill Drive are getting all of the blame for construction traffic, another resident has put on a front and back extension and Secmaton Farm have also been using heavy equipment. As far as I am aware Ken has also failed to moan about the three houses being built out at Secmaton Gardens.  Today I was surprised how fast they are going up, I guess they are of timber frame construction.
