This is the development presently being built at the top of Carhaix Way.

I have just been in e-mail correspondence with Strongvox, the developer, trying to find out what percentage of the housing (124 units in total) will be 'affordable' and within that affordable number what percentage will be for affordable rent and how much for shared ownership.

Whilst I have been told the % and how it will be broken down I don't know whether or not I can divulge that on here as I did not receive an answer to my question of " and can I let others know?".

For some reason the person with whom I was corresponding accused me of being sarcastic. (which, as it happens, in this instance, I wasn't being).

So, suffice to say that a % of the development will be for affordable housing and a roughly equal % of that will be for 1) affordable rent and 2) shared ownership.

It would seem the request to reduce the amount of affordable housing to 25% was agreed.

At present their is a shortage of quality homes in  and around Dawlish (apparently) I could only find 15 over £1m, 2 over £5m and 1 over £10

I know Ive read it somewhere but how many homes does Dawlish need ?

Langdon road has 76, 30% affords

Old Teighnmouth road 19 with 0% affords

Plus all the ones that have been started

Carhaix way if they haven't already will be applying for an extension, to build more homes (doesn't need to go through the whole planning process, therefore can stand outside the affords system) unless people get involved early.

Carhaix way was agreed at 30% so unless they have had a reduction that should be the figure.

Andysport - take a look at my second posting above re % of affordables required from this development. 

Intrigued to know just where you think the land is that the Swans Rise scheme can extend onto.  Do you have anything in mind? 

And where in Dawlish is the Old Teignmouth Road development to which you refer?

I believe Swans rise is Carhaix Way, If you look at an ariel view from Dawlish leisure centre, across to Gatehouse along secmaton lane upto varyan lane, this whole area is the border of development zone, looks like a developers dream.

Old teighnmouth road as on google map is off teighnmouth road, opposite south downs road, the site is some 200 metres down on the right, looks like it's on the edge of a holiday park.

I think you mean down past Shell Cove House towards Dawlish, this was where the Cliffs was and I think that is finished now

Brazilnut, old Teighnmouth road is up for sale as a development project with planning permission for 19 units various houses and flats, I was merely going off the sales paticulars.

So sorry if I got it wrong sometimes agents don't update their sites, I'll send them an email.

Do you know the number of new homes required within Dawlish and the time frame structure, I only seemed to find numbers for the district or teighnmouth.

I may pop into the Thornton tomorrow, see if theirs a bargain to be had hey!

How many of these bargain properties are you intending to snap up??? Hey you could  become a greedy landlord.

Would that be the land immediately adjacent to the Swan's Rise site that Bovis already have p/p to build some 251 homes on and, indeed, who are now on site preparing the land for building?

The time frame structure for the proposed number of new homes in Dawlish is 20yrs from 2013.

The number of new homes estimated that will be required over that period depends on whom you ask. But 900 minimum - 1300 maximum are the figures that are presently being touted.  Those figures by the way exclude the number of new homes being built at Swans Rise (124 units I believe it is) and those on the Bovis site (251 units). 

@Andysport, i couldnt afford to buy a property even if i wanted one, ive been a social tenant for 43yrs and i resisted thatchers tempting offer to buy. if council properties hadnt been sold i doubt if the crisis would have been as bad. in my area investors buy these ex council houses to rent, one at the back of me is smaller than mine with a monthly rent of £700 how many low paid workers in dawlish can afford this without topping up with hb, not to mention deposit and month up front plus agents fees. ive always worked and been able to pay my affordable rent, but if i went private i would struggle to meet it.

As for Teignmouth Road I am not positive if it where I said but if it is those flats have been finished about 2yrs and there was some more building work going on there which finished a while ago

I think that was some of them and of course there was the redevelopement of the Cliffs Convalescence Home that was turned into apartments, plus there was some modern houses built in that area as well

Lynne correct but also on the same site as the 9 is another 8 plus a couple of houses.

The Swans site, the TDC map shows an area, but not this whole area, therefore my assumptions were that they may apply to develop into the rest of it. 

So if we work on 1000 new homes after whats just been built and that that already has permission (currently 251, 124, 76, 19, 43) Thats a lot plus would shutterton be in our out of the numbers??

2 adults x all new homes = approx 3000 and where are they to work?

When I looked around I could find very little in the way of office space or commercial units to rent, road network isn't brilliant to carry an extra 1500 cars a day. I don't think (i'm probably wrong) that the people that buy homes at Swans rise or Shutterton are likely to walk to the train station.

I am starting to get a picture of your concerns, it's difficult to know whats best for the area.

Brazilnut 43 years rent you could have probably bought 2 houses by now, I don't think owning property is anything brilliant, I think its just a way to keep estate agents, bankers and solicitors employed earning great sums of wonga.

We will have paid our solicitors in the region of £8000 to buy this business and property, outrageous. 

For someone from up country, judging by your knowledge of local matters, you sure have done your research. Though whether Dawlish needs, ahem, 'another' resident who uses every opportunity to gush about their alleged bank balance, well perhaps only a Frontera driver could answer that?

Nelson, I apologise, I wasn't gushing, merely trying to point out that I believe the property market is not for our good, but the good of the bank balances of estate agents, solicitors and bankers. I used the actual figure as I thought it relevant as Brazilnut had never bought a property, he may not realise the vast sums these people command.

No idea what the Frontera driver means, sorry.

As for research, yes I have done lots, from the sports activities available, where the public footpaths are so that we can walk our dog, crime figures, unemployment figures, school development plans. I am extremely thorough, though I know I will miss something, even came on here and asked what people thought of the place.

We are moving to the area probably for the rest of our lives, I needed to make sure Dawlish is a nice place and that it meets my families needs and wants in life.

I am very pleased to say that I am very surprised at the quality of the services in the area and that as a family we are very much looking forward to our new adventure.

So I am very sorry that I gushed and I can assure you that I am not "ahem another resident" I am just a normal guy.

and the number of new homes planned for the Shutterton area (250/300?) form part of the 900/1300 that it has been deemed Dawlish needs over the next 20 years.

Andysport: Thank you for giving us the name of the estate agent the Shell Cove House complex is registered with. From having looked on their website I see the asking price for SCH is £2,400,000. Just thought I'd post that as info for us all.  

So, not including building costs, that's just £126,300 per dwelling. Having a private beach is priceless...
