You only need to look at the age of them to see they hardly represent a broad spectrum of society. It is a bit selfish isn't it?
Totally agree with you Steve, and I am of similar age to them. Its already in Dawlish as people have already expressed their opinions in the draft plan for Dawlish which has resulted in less homes being considered. We cant stop progress with population growing we have to have housing.
Absolutely agree with the need for new housing and especially for social housing which is less in Teignbridge than elsewhere in the county. But this has to match population growth which I assume the lower figures being considered in the plan for Dawlish now reflects. I haven't seen any document with "less homes being considered" - has something been published? If so where?
Yep, that's why we need the new planning laws to prevent unreasonable objections, people constantly moan about high rents and lack of housing but then complain whenever a developer wants to build new properties, and the NIMBYS appear. When I was growing up there were always new houses being built and I can't remember such objections. Whenever people tell me that these houses aren't needed I ask them to show me any development that wasn't fully occupied with a few months of being completed.
Until we stop the massive immigration that is going on we will have to build more houses .you cant expect your population to grow by 500,000 a year and not have to build houses.
All this procrastinating on house building is just holding back progress and damaging the economy. Young people are being denied a stable home in which they can start a family. People cannot move to new jobs without becoming accidental landlords because the market is jammed up by inflated prices. Builders, electricians, plumbers and jobs around house building have dried up because nothing is moving.
And yes we do need to control immigration but we have a crazy welfare system that pays for people to stay in hotels and B&Bs because there is no housing!
On top of this we have NIMBYs who have decided that maintaining their lifestyles is the most important thing, even if it is at the expense of others.
Fortunately, NIMBYs are in the minority and are not liked by most people. So lets try and ensure they do not get in the way of progress here in Dawlish.
I don't think everyone who is concerned about the housing is a NIMBY. I would love more housing to be built but I think affordable housing is the type that is really needed; both to buy and to rent and that is where my issue is.
Unfortunately even so called "affordable housing" isn't affordable to a lot of young locals and I just don't know what the answer is.
I believe the latest plans for Dawlish concerning housing is that 900 will be aimed for (plus those already in the pipeline - 251 at Gatehouse Farm/Secmaton Lane plus the 124 on the adjoining field at Secmaton Rise). So total of just under 1300 instead of 2,000. Have been told that this figure will be reviewed in 2018.
However, things still in draft stage and quite likely will be drafted and re-drafted again before final plan reached.
Next stage in the consultation proceedings, as far as I can make out, is when TDC puts its Core Strategy - Preferred Options draft out for consultation on 17th November. Believe the consultation period for this goes into the middle of January 2012. Will cover the whole of Teignbridge but Dawlish of particular interest to all of us of course.
(If anyone on the Steering Group should read this I'm sure we would all be obliged if you could confirm, or otherwise, what I have written above.).
Is this the core consultation mentioned here?
@flo - if you build enough housing to satisfy the demand, then you have affordable housing. you inevitably have to build slightly more to satisfy the borrow-to-let speculators.
It takes 9 months to produce a baby and the standard tenancy is 6 months. This doesn't even allow for that fact that the responsibility does not end there. Even with a 6 month tenancy you can get kicked out if the house is repossessed, and there is no way to get your deposit back now that the tenancy deposit scheme has been shown in court to be flawed. What kind of security is this?
And people wonder why young people are protesting and rioting. Just remember that it won't be long before there will be more 'young' people than NIMBYs and other vested interests.
@Lynne. thanks lynne. that seems a more sensible figure. the social housing issue remains a problem though and i wonder how they are going to reconcile that. i also saw somewhere that the tdc core strategy is now not going to be revealed but is being held back for some reason - i think i saw it in the on-line teignmouth & dawlish gazette.

Social housing issue. No idea how it will be resolved given the present way it is produced - ie private developer has to produce a certain percentage (30% in Teignbridge I believe it is) if they build more than a certain number of new dwellings on one site (16+ I believe it is in Teignbridge). Almost invariably the developer concerned finds ways of not producing the 30%.

Re the (now delayed) Preferred Options Core Strategy. Note this concerning affordable housing (from The Teignmouth News 9.11.11)
"Urban development sites with more than four homes will need to include affordable housing- the current figure is 15. In rural areas, the threshold will be even lower - just two. To discourage land hoarding, the council says it may resort to compulsory purchase of land, if it falls more than two year behind its delivery targets".
I've never really understood this affordable housing malarkey. It just seems to me to be some scheme to sell houses to first time buyers whilst trying to ensure house prices do not fall in the area.
The thing people have to realise is that the last decade of house price rises were due to overlending by banks and overborrowing by property speculators causing a housing bubble. Inevitably the economy has to rebalance itself and rather than have beer at £9 a pint and and tuna at £3 a can, it would be best if house prices dropped back.
My answer to affordable housing is just to build enough to meet demand and let the price discovery mechanism of the free market take place.
