That would be for you to decide - an area is what you make it.
If you mean is it area full of criminals - it depends on what you consider to be a criminal - as criminals of all descriptions abound everywhere. Just recently there was a man who got 150 years porridge, (Madoc)he was classed as an upright citizen and other greedy members of society threw millions at him in the hope that they could better their life. He was rumbled, and look what is happening now - screams from the other greedy people who thought they were doing no harm by investing in ??????? - Sad! I hope you make the right choice?
It's fairly quiet up there, so safe for the kids to play on the streets. Not far from the primary school either.
Are you moving to Dawlish from outside of town?
westcliff primary school is near, but it really depends on what you want. ive been told noway would i live there, best thing is to go and have a look around maybe in evening.
ooh, quite the snob i see...conservative or ukip then? don't lie, it's one or the other. the suggestion that you are above residents there is dissappointing, i do not live there, but i have walked through the estate late at night on many occasions and it seems as peaceful as any other area in dawlish. now ask me to walk through Exeter or Torquay...:-(
I lived in Third Avenue which is next to Churchill from 1977 to 2002 and never felt it was a bad place to live. Play park for the kids, close to the school, convenience store around the corner.....yeah it was ok.

This part of South Devon is an area of very low crime and is very friendly.
Everyone's viewpoint is determined by their own experience (obviously). Different posters have different perceptions; yours may be different again. There really can be no substitute for coming and having a look yourself.
All that I can add is that I have friends who live around there and I have never felt unsafe in the area, day or night.
