Why aren't Dawlish property prices falling?

Looking at the estate agent listings, it appears as though Dawlish house sellers haven't grasped the fact that real estate prices are tumbling elsewhere.

What is the explanation? Is Dawlish a unique case, or are these properties in the estate agent's windows simply not selling?

£160.000 is national average.
I have been looking along the south coast, property there seems now to be about £25,000 higher than current Dawlish prices.
