The land owned by both parts of the  Jefferies family  (Gatehouse Farm and Secmaton Farm) plus what was the NHS land at Langdon (now being developed by Persimmon) was put forward for potential development when the call for land sites was made by TDC, I would guess, some 10 plus years or so ago. Amongst other parcels of land in the parish, (eg where the new build houses are in Holcombe) these ...

The building of the bridge is scheduled to start in 2023 ( and hopefully the front end of 2023!). It will link the Persimmon side of Shutterton Brook with the Secmaton Farm side (which is scheduled to be developed for housing but as I write this has no planning consent).  A road will then be built across Secmaton Farm up to the boundary with Gatehouse Farm even without any of the houses ...

See the thread concerning the Secmaton Farm development planning application 21/02674. It seems that Devon County Council (the highways authority) and the owner of Secmaton Farm must have come to some kind of 'arrangement.' as it now seems that the link road across Secmaton Farm will be built before the land is developed for housing. Development Area 3 = Secmaton Farm "The local ...

DA2 = the Gatehouse Farm/Secmaton Farm/Persimmon developments plus another piece of land adjacent to Secmaton Lane. DA6 = green infrastructure Development area 4 = Persimmon Development Development area 3 = Secmaton Farm Development area 2 = Gatehouse Farm "The delivery of the DA2 link road forms an important element of the DA2 allocation and significant weight should be given ...

There are lots of conditions attached to the approval  recommendation some of which concern the building of the link road across the land concerned (Secmaton Farm) and the building of the bridge across Shutterton Brook. I will also ...

Visited the exhibition yesterday.  Turns out that the promoters of this proposal have been in discussion with TDC since July 2021 when TDC asked for large site planning concepts to be submitted to them.  Were any of the public aware of this? So.......not a speculative planning development as such (see my earlier posts above - although I can see certain circumstances when it could become such a ...

DTC's planning committee : Resolved that this Council Recommends Refusal on the grounds that: ·         The application site falls within an area of undeveloped coast. ·         There would be restricted vehicular access to the site due to the nature of the narrow roads approaching it and the increased traffic movement that this site would generate. ·         There would be a loss ...

Just a reminder. A public exhibition of this proposal will be held at the Manor House on Friday 11th November from 1pm to 7pm and on Saturday 12th November from 10.am to 5pm. (that's today and tomorrow).

From looking at the planning docs accompanying this application it seems to me that the land in question bears a remarkable resemblance to the land to which I refer in the second para in my posting above this one. The land lies north west of, and adjacent to, Rivendell. Looks like the access to the proposed 4 dwellings would be via an existing driveway access (I guess the driveway that ...
